KAI and Perumnas Agreed to Develop Transit Oriented Apartments


State-owned train company PT Kereta Api Indonesia (KAI) and state-owned housing company PT Perumnas had agreed to develop three apartments with transit oriented development concept along the commuter line connecting Jakarta-Bogor-Depok-Tangerang-Bekasi. The three apartments will be developed at the Bogor, P0ndok Cina, and Tanjung Barat train station.

"I merely prepare land for [PT Perumnas], where do they want it?" said Dody Budiawan, KAI's Director for Land and Building Assets after signing a Memorandum of Understanding with PT Perumnas at Juanda train station on Monday, December 19, 2016.

KAI and Perumnas had agreed to develop three apartments in Bogor, Pondok Cina, and Tanjung Barat, with a total capacity of 5,000 units. The apartments will be integrated with the commuter line station right on KAI-owned land.

The apartment in Bogor will have a capacity of 3,600 units, while the apartments in Pondok Cina and Tanjung Barat will have 520 units and 860 units, respectively.

Galih Prahananto, Director of Corporate and Business Development said that groundbreaking of the three apartment projects  will be held in the first quarter of 2017, and is expected to be completed in two and a half years. Perumnas calculated that the investment needed for the three apartments would reach Rp 3 trillion.

Around 40 percent of the investment will be allocated for providing financing services for low-income people.

Galih added that KAI and Perumnas will carry out similar developments in other train stations if the project shows good results. "We pick the easy spots first," Galih said.
